What we do

The mandates we take

Capital rarely arrives with a shopping list. It arrives with a return requirement, a hold period and a set of constraints. The work is turning that into a portfolio that survives contact with the market.

Off-market investment origination

Whole buildings, portfolios and single lots, reaching us through owners, developers, funds and other advisers before anyone decides to market them. A good part of it is not formally for sale at all, and surfaces because an owner is thinking about it rather than acting on it.

London execution for overseas capital

A substantial part of the practice is international, and GCC family offices in particular. We are the London end of the operation: viewing, appraising, negotiating and working alongside the family's own legal, tax and banking advisers.

Affordable housing & long-income assets

Index-linked income, institutional-grade covenants and long leases. A different discipline from prime residential, and one where the value sits in the lease and nomination structure as much as in the building. The funding usually follows the same shape: a development facility carrying the scheme through build and stabilisation, then a long-dated index-linked takeout priced off the lease rather than the bricks.

Portfolio & acquisition strategy

Where the money is committed but the plan is not. What to buy, in what order, at what weighting, and what to leave alone, tested against the return requirement before anything is bid on. The appraisal runs to what an asset could be made to do as well as what it yields today, because that is usually where the bid is justified.

Strategy for assets already held

Not every mandate starts with a purchase. Re-gearing leases, a change of use, splitting or amalgamating title, or repositioning a building that is earning less than it could. It is the same question as at acquisition, asked later: what is this asset actually capable of.

Commercial acquisitions & leasing

Single-let commercial, matched to operators. For owners, an operator with a covenant worth having and a lease worth holding. For operators, a building that suits the trade, in a location that justifies it. Residential, hospitality and mixed-use.

We approach owners, developers, funds and other advisers directly, and bring back what genuinely fits, with the reasoning attached.

Appraisal & negotiation

Underwriting, due diligence coordination and negotiation. We work with your legal, tax and finance advisers, and introduce debt through our capital advisory practice where it helps the return.

Completion & beyond

Through exchange and completion, and on into letting and management, through our own lettings practice or a specialist partner where the asset needs one.

FAQs

What sort of mandates do you take?

Three kinds. A buy-side mandate, where you tell us what you want to own and we go and find it, through relationships rather than portals. A strategy mandate, where the capital is committed but the shape of the portfolio is not, and the work is deciding what to buy before deciding what to bid. And an asset mandate, on something you already own, where the question is what it could be made to do rather than what to acquire next.

How much capital do you need to see?

There is no formal minimum. The work suits allocations from around £5m upwards, and most of what we do sits well above that. Tell us what you are looking to place and we will tell you honestly whether we are the right people for it.

Which sectors do you cover?

Prime and super-prime central London residential. Affordable housing and specialised supported housing. Long-income and index-linked assets. Single-let commercial, where the covenant and the lease are the point. And mixed portfolios, where the blend matters more than any single line.

Do you work with overseas clients?

Yes. A significant part of the practice is international, and GCC family offices in particular. We work alongside the client's own legal and tax advisers rather than acting as either, and we do not give tax or legal advice ourselves.

What does off-market actually mean here?

That the asset is not listed, not on a portal, and in most cases not known to be available. It reaches us privately, through relationships rather than marketing. It does not mean cheap. It means fewer bidders, a controlled process and a seller who wanted discretion.
