Most property we are instructed on is sold off-market. Sometimes that is the seller's decision, from an owner who would rather not have a board outside the house or a public record of what they asked and what they took. Just as often it begins in reverse, with an owner we approach through our GPO London network because a buyer is already looking for what they have.
So the work happens on two private lists. On one side, sellers who want a controlled process and a small number of qualified buyers. On the other, buyers whose requirement we hold and who hear about a property because it actually matches it. The introduction happens between the two, and nothing is published at any point.

Because the properties we sell are not advertised. An off-market instruction exists precisely so that it does not appear on a portal, in a window, or in a price history that anyone can look up in three years' time. Listing them here would defeat the point of instructing us.
What we do instead is match a private list of buyers against a private list of sellers. If you are on one of those lists, you see what is relevant to you.
That the property is available but not on the market. No portal listing, no board, no open viewings. Sometimes that is the owner's choice, because discretion, timing or control matters more to them than maximum exposure. Sometimes it is because a buyer is already looking for what they have, and the property only exists as an opportunity for as long as nobody else knows about it.
Not as a rule. Fewer bidders can mean less competitive tension, but a private sale also avoids a public price history, a stale listing and a chain of reductions, all of which cost sellers real money. The honest answer is that it depends on the property and on the alternative, and we will give you a view on which route serves you better rather than assuming it is ours.
A well-defined brief in a market we know can produce introductions within days. A vaguer one takes longer, and a very specific requirement, for a particular building, a lateral floor or a specific outlook, may take a year or more of waiting for the right moment. We would rather tell you that than fill your inbox.

Yes, and it is the conversation we have most often. An owner who wants to know what their house would actually achieve, and to whom, does not have to instruct anyone to find out. If the answer is that now is the wrong moment, we will say so, and nothing goes any further.
