Let, or let and forget?

A tenancy is only as good as the tenant in it. We spend our time on finding a tenant who will still be a good tenant in year three, on getting the compliance right before anyone moves in, and on the management of the property afterwards, so that the only time you think about it is when the rent arrives.

What a property achieves is settled by the tenants looking at it, and at this level they are clear about both the rent and how a place is presented. Miss on either and it sits on the market, whoever is marketing it. Before anything is agreed, we will tell you where your property stands and what it would take to let it successfully.

The right tenant

An offer is accepted subject to references. Referencing, right to rent and affordability are then completed, and you see the result before the tenancy agreement is signed. Marketed properly where that helps and quietly where it does not.

The rent arriving

Collected, reconciled and paid on, with arrears chased from day one rather than day thirty. You can see where you stand without having to ask.

The property looked after

A vetted contractor network, out-of-hours cover and a standing authority limit, so routine things get fixed without a phone call to you. Delivered with a specialist management partner.

We see the property, tell you what it should achieve and what it would take to achieve it, and are honest if the answer is less than you hoped. No cost and no obligation.

Preparation & marketing

Compliance checked before anything is advertised, photography and presentation sorted, then marketed where it will reach the right tenant, which is not always publicly.

Offer & referencing

Terms agreed, referencing and right to rent completed, deposit protected. You see the tenant's position before you accept, not after.

Tenancy & management

Inventory, check-in and the agreement in place before the keys change hands. Then whichever level of service you have chosen, for as long as you want it.

Tenant find

We market the property, vet and reference applicants, agree terms and set the tenancy up properly. You take it from there.

Let and rent collection

As above, plus the rent collected, reconciled and paid on, and arrears pursued from the first missed payment.

Full management

Everything, including maintenance oversight, inspections, contractor management and vacant property care between tenancies, during works or while you are abroad.

One thing worth knowing if your property is at the top of the market: above £100,000 a year a tenancy is not an assured tenancy, which changes what can be agreed on term and notice. It makes a real difference in this part of London, and we will set out where your property sits before terms are agreed rather than after.

FAQs

What do you charge?

It depends on the property and on which of the three levels you want, so we quote it rather than publish it. What we will not do is quote one figure and add to it later: the appraisal sets out what you would pay and what it covers, in writing, before you commit to anything.

How quickly can you let a property?

A well presented property at a sensible rent, in a month people want to move in, usually lets quickly. One that is priced ahead of the market does not, whoever is marketing it. We will tell you which of those you have at the appraisal rather than after six weeks of silence.

How do you choose a tenant?

Referencing, right to rent, affordability and, where it is relevant, a conversation about what they actually want from the property. We put the position in front of you with a recommendation. The decision is yours, and we will say so plainly if we think you are making the wrong one.

Who holds the deposit?

It is protected in an approved scheme, as the law requires. GPO holds no client money: deposits sit with the scheme and rent does not pass through us on its way to you.

What happens when something breaks?

On a managed property, the tenant reports it to us and we deal with it. There is a standing authority limit agreed with you, so routine repairs happen without a phone call, and anything above it comes to you with a recommendation and a price. Out-of-hours cover sits behind it.

Do you only let, or do you manage too?

Both, and we have done since we opened. Management is delivered with a specialist partner so that there is a real contractor network and out-of-hours cover behind it rather than one person with a phone.
